  • Preferred Vehicular Traffic: 15,000+ vehicles per day

  • Minimum Population: 50,000 within a 5-mile radius

  • Minimum Size: 80,000 square feet

  • Maximum Size: 200,000 square feet

  • Attractive Characteristics: Properties built prior to 1970, in-place freight elevators, multiple loading docks, 125 PSF floor loads, excess land, visibility from major thoroughfares, and properties with good traditional retail characteristics; such as accessibility, visibility and signage potential

  • Joint-ventures will be considered on a case-by-case basis

 Metro NYC MSA 
  • Property Type: Commercial – warehouse/industrial or industrially zoned land

  • Location: Outer boroughs (Queens, East Brooklyn, Staten Island, Bronx), lower Westchester County, Long Island, Union County (NJ) and Fairfield County (CT)

  • Zoning: NYC properties within either M or C-8 zones

  • Attractive Characteristics: Properties built prior to 1970, in-place freight elevators, multiple loading docks, 125 PSF floor loads, 14-foot or 20-foot clear-span height, excess land, visibility from major thoroughfares, and properties with good traditional retail characteristics; such as accessibility, visibility and signage potential

  • Minimum Size: 50,000 SF

  • Maximum Size: 200,000 SF

  • Joint-ventures will be considered on a case-by-case basis
